At this stage, we do not require extensive documentation. A clear summary of the opportunity is sufficient for us to give you an initial view. We respond to all enquiries promptly. In most cases, you will hear from a member of our team on the next working day.

Step 2

Indicative Terms

Once we have understood the key details of your request, we will provide an indicative term sheet outlining the loan amount, rate, LTV, and principal conditions. This is issued without obligation and gives you a clear picture of what Amica Capital can offer before you commit to a formal application.
We are transparent about our pricing from the outset. There are no hidden costs and no late surprises.

Formal Application and Credit Review

If you wish to proceed on the basis of our indicative terms, we will ask you to submit a formal application along with supporting documentation. This typically includes evidence of the asset, details of the borrower’s background and experience, and confirmation of the proposed exit strategy.
Our credit team reviews each application with care. For straightforward transactions, we aim to issue a formal credit approval within a matter of days. For more complex structures, we will keep you informed throughout and work as efficiently as circumstances allow.

Valuation and Legal
Step 4

Valuation and Legal

Upon credit approval, we will instruct an independent valuation of the security property and appoint solicitors to manage the legal aspects of the transaction. We work with an experienced panel of valuers and legal professionals who understand the pace required in bridging and development lending.
We maintain close oversight of the legal and valuation process to minimise delays and ensure that any issues are resolved promptly.
Step 5

Drawdown and Completion

Once all conditions have been satisfied, we arrange drawdown of the loan funds. For development finance, we structured drawdowns aligned to your construction programme. For bridging loans, funds are typically released on the day of completion.
We remain in regular contact throughout the loan term, and our team is always available to discuss the progress of your project or to address any queries that arise.

Step 6

Loan Redemption

At the end of the loan term, the facility is redeemed in accordance with the agreed exit strategy — whether that is a sale of the property, a refinance to a term lender or another route agreed with you upfront. We work proactively with borrowers in the period leading up to redemption to ensure a smooth and timely exit.
